How to choose a metal roofing contractor

Metal roofing is a specialist trade. The right questions before you sign will tell you more than any sales pitch.

A metal roof can last for decades, but only if it is installed by people who work with metal regularly. Metal roofing is not the same trade as shingle roofing: panel forming, seam work, flashing details, expansion allowances and snow management all require specific experience. Choosing the wrong installer is the most common reason a good product performs badly. This guide gives Sudbury homeowners a practical way to compare contractors for a metal roof installation, a metal roof replacement or a standing seam metal roofing project, without recommending any one company by name.

Standing seam metal roof on a Sudbury, Ontario home

Start with metal specific experience

Ask how much of the contractor's work is metal roofing, and how long they have been installing the specific system you are considering. A contractor who installs metal occasionally may be excellent at shingles and still unfamiliar with standing seam detailing. Ask to see recent local metal projects, ideally roofs that have been through at least one Sudbury winter, and ask whether you can view one from the street or speak with a past customer. Look at the details in photos: straight seams, clean flashing at chimneys and walls, tidy trim and valleys without visible patching. Also ask who will actually be on your roof. Some companies sell the job and subcontract the installation, which is not necessarily a problem, but you should know who is responsible for quality and who to call if something goes wrong.

Questions to ask before you sign

A good contractor welcomes specific questions. Ask what panel type, thickness and finish are proposed, and why that system suits your roof pitch and shape. Ask where ice and water membrane will be installed, what underlayment is used, how ventilation will be handled, and how snow guards will be placed. Ask how the crew handles tear-off and disposal, what happens if decking damage is found, and how weather delays are managed. Ask about timeline, daily cleanup, and protection for landscaping, driveways and neighbouring property. In Downtown Sudbury and the South End, where lots can be tight and access is limited, ask specifically how materials will be delivered and staged. Clear, specific answers are a good sign. Vague answers, or pressure to decide on the spot, are not.

Get written, itemized quotes

Never compare contractors on a single total price alone. Ask each one for a written, itemized quote covering panel system, underlayment, ice and water protection, flashing, trim, ventilation, tear-off and disposal, snow guards, and cleanup. The quote should state how decking repairs are priced if needed, what is excluded, the payment schedule, and the expected start and completion window. It should also name the warranty documents you will receive, including any manufacturer warranty for panels and finish and any workmanship warranty from the installer. A quote that is only a total, with no breakdown, makes it impossible to tell whether you are comparing the same roof or two very different systems. If one quote is far lower than the others, check what is missing before assuming it is a better deal.

A contractor who will not put the system, the price and the warranty in writing has not yet earned the job.

References, insurance and local presence

Ask for references from recent metal roofing customers in Greater Sudbury, and actually contact them. Ask whether the job finished on time, whether the crew was tidy, whether any issues came up after the first winter, and how the contractor handled them. In general terms, confirm that the contractor carries liability insurance and workplace coverage appropriate for roofing work in Ontario, and ask for proof if you wish. Check that the business has a local presence and a reachable phone number, not just a website, because warranty service years later depends on being able to reach someone. You can also check online reviews, but read them with care: a pattern of similar complaints or praise over time tells you more than a single glowing or angry review. Homes in Valley East and other outlying communities should also confirm that travel, delivery and service after the job are included in the arrangement.

Red flags to watch for

Several warning signs should make you pause. High pressure tactics, such as a price that is only valid if you sign today, or a claim that your roof is an emergency without evidence, deserve scepticism. A contractor who will not provide a written quote, who asks for a large cash payment upfront, who cannot explain the panel system in plain language, or who has no local references should be approached with caution. Be wary of quotes that skip snow guards, ventilation or ice and water protection to look cheaper, and of anyone who suggests installing metal directly over a damaged or rotting roof without inspection. Also be cautious about storm chasers who appear after severe weather and may not be available for follow up work. A metal roof repair done well depends on the same care as a full installation, so the same checks apply to smaller jobs.
